At Unite Residences, we strive to provide a comfortable and transparent experience for all our residents. This Refund Policy outlines the conditions under which refunds are processed for bookings and security deposits.

1. Booking Advance / Token Amount

  • A token advance is collected to confirm and block a room.
  • If the resident cancels more than 7 days before the scheduled check-in date, 80% of the token amount will be refunded; 20% is retained as administrative charges.
  • If the resident cancels within 7 days of the scheduled check-in date, the token amount is non-refundable.
  • If Unite Residences cancels the booking for any reason (other than violation of Terms), 100% of the token amount will be refunded.

2. Monthly Rent

  • Rent paid for a current or completed month is non-refundable.
  • In case of early departure mid-month, no proportionate rent refund will be issued unless prior written approval is given by management.

3. Security Deposit

  • The security deposit is refundable upon vacating the premises, subject to the following conditions:
    • Proper 30 days' written notice was given.
    • No outstanding dues (rent, utilities, damages).
    • The room and property are returned in good condition (normal wear and tear excepted).
    • All Unite Residences property (keys, access cards, furniture) is returned intact.
  • Deductions, if any, will be itemized and shared with the resident.
  • The refundable balance will be transferred to the resident's bank account within 30 working days from the date of check-out.

4. Non-Refundable Charges

The following are non-refundable under any circumstances:

  • Application or registration fees.
  • One-time onboarding/setup charges.
  • Damage charges or penalty levied for violation of House Rules.
  • Charges for services already rendered (meals, laundry, etc.).

5. Forfeiture

The security deposit (or part of it) may be forfeited in the following situations:

  • Vacating without the required 30-day notice (one month's rent forfeit).
  • Damage to property exceeding normal wear and tear.
  • Unpaid rent or utility dues.
  • Eviction due to violation of Terms and Conditions.

6. Process for Refund Requests

To initiate a refund request:

  1. Send a written request via email to info@uniteresidences.com or WhatsApp to +91 87965 53558.
  2. Include your full name, room number, check-in/check-out dates, and reason for refund.
  3. Share bank account details (account holder name, account number, IFSC code) for the transfer.
  4. Our team will review and respond within 7 working days.

7. Mode of Refund

All refunds will be made through the original mode of payment or by direct bank transfer (NEFT/IMPS/UPI) to the account designated by the resident. Refunds will not be issued in cash.

8. Dispute Resolution

In case of any dispute regarding a refund, the matter will first be attempted to be resolved amicably. If unresolved, the dispute shall be subject to the exclusive jurisdiction of the courts in Meerut, Uttar Pradesh, India.

9. Changes to This Policy

Unite Residences reserves the right to amend this Refund Policy at any time. The latest version will always be available on this page.
